A New Architectural Marvel: 49-Storey Condo Tower Proposed Near Eglinton Station

In the heart of Toronto, a remarkable transformation is on the horizon as Stafford Homes collaborates with Greybrook Realty Partners to introduce a stunning 49-storey condominium tower, featuring 552 residential units, destined to rise near the bustling intersection of Eglinton Avenue and Yonge Street.

This ambitious project is set in motion with the submission of Official Plan Amendment, Zoning By-law Amendment, and Site Plan Approval applications, aimed at redesignating the site for increased height and density beyond current regulations. Presently, the 19,525-square-foot location is home to a trio of single-family and two semi-detached residences situated at 29-45 Berwick Avenue.

Strategically located just steps away from Eglinton Station on Line 1 and the future Crosstown LRT, the Berwick Avenue site is positioned within a Major Transit Hub, surrounded by a diverse array of structures ranging from cozy single-family homes to contemporary mid- and high-rise buildings that accommodate residential, office, and commercial spaces.

The proposed development aligns with the city’s vision for intensified urban growth in this vibrant region. The eye-catching design, crafted by Turner Fleischer Architects, showcases a striking copper-hued tower accentuated by vertical elements that twist gracefully above the base, creating a dynamic facade that enhances the skyline.

With a series of architectural setbacks, the tower promises to offer various terraces and green roofs as it ascends. The residential lobby will face Berwick Avenue, featuring a main entrance sheltered by a dedicated drop-off lane. Residents will enjoy a welcoming lobby complemented by a 1,754-square-foot indoor amenity area and a convenient pet wash station.

As you move upwards, the second level will include an expansive outdoor amenity terrace of 1,932 square feet, seamlessly connected to an impressive 10,193-square-foot indoor amenity space. The fifth level will house another amenity area featuring a 2,685-square-foot terrace alongside a 7,204-square-foot indoor amenity area.

In total, the building is designed to accommodate 552 condo units comprising 360 one-bedroom, 137 two-bedroom, and 55 three-bedroom units. Future residents will benefit from 55 vehicle parking spaces and 315 bicycle parking spaces, promoting a sustainable lifestyle.

The 45 Berwick development by Stafford and Greybrook is set to join a number of nearby projects that are either proposed or under construction, including the 38-storey Y&S Condos at 2161 Yonge Street, the ambitious 65-storey Canada Square Redevelopment from Oxford Properties Group and CT REIT at 2180 Yonge Street, and the newly proposed 70-storey development at 120 Eglinton Avenue East from Ruth Reisman Ltd.

As the city continues to evolve, opportunities abound for those looking to buy or sell properties in the area. If you're considering upgrading or looking for a new home, explore the latest listings and services on Fiva.ca today!
